What are cookies and local storage?

Cookies are small text files that a website places on your device. Local storage and session storage are similar places in your browser where a website can keep a small piece of data. What is stored there stays on your device and is not sent to us automatically.

In short

As long as you have not made a choice, we measure nothing and no Google script is loaded. Only when you choose ‘Accept all’ in the cookie notice (‘Fancy a cookie?’) do we use Google Analytics 4 to measure, with a random visitor ID (not your name), how the site is used, and Google Ads to measure which ads lead to a request and to show Mano Immo ads to people who visited the site earlier. If you choose ‘Only necessary cookies’, nothing from Google is loaded and we only store what is needed to make the features you use work. No Facebook pixel runs on this website.

What do we always store on your device?

This storage is strictly necessary to make a feature work that you use or request yourself and, under the rules on cookies, does not require consent.

Cookies after your consent

Only when you choose ‘Accept all’ do we load Google’s scripts and do the following services become active:

• Google Analytics 4 (Google Ireland Limited) measures, with a random visitor ID (not your name), how the website is used: pages viewed, searches in our listings, properties viewed, forms submitted and clicks on phone or WhatsApp. Google Analytics 4 does not store IP addresses. Analytics data is kept for 14 months.
• Google Ads: conversion measurement and remarketing. This lets us measure which Mano Immo ads lead to a request (a valuation, a viewing request, a contact request, a Mano First sign-up or a phone call), and show Mano Immo ads to people who visited the website earlier.
• Enhanced conversions. If you submit a form after accepting cookies, we send the email address and phone number from that form to Google in hashed form (SHA-256, a one-way operation) so that the conversion can be matched. Google does not receive this data in readable form.

Google may also use its own cookies on Google domains for advertising. How Google uses data from websites that use its services is explained at policies.google.com/technologies/partner-sites. For part of this processing, Google acts as an independent controller. You can also manage ad personalisation by Google at adssettings.google.com.

The legal basis for these cookies is your consent (Article 6(1)(a) GDPR). Data may also be processed by Google LLC in the United States under the EU-US Data Privacy Framework. You can read more about this in our privacy policy.

Only for the Mano Immo team

In our internal environment, which is accessible only to Mano Immo team members, we use two necessary cookies to keep signing in secure. Visitors to the public website do not receive these cookies.

When signing in with Microsoft, Microsoft’s own rules apply on Microsoft’s pages.

Your choice in the cookie notice

On your first visit, the website shows a cookie notice (‘Fancy a cookie?’) with two options: ‘Accept all’ and ‘Only necessary cookies’. Your choice is kept in your browser’s local storage under mano-cookie-consent (with the value ‘all’ or ‘essential’).

We use Google Consent Mode v2 in basic mode. By default, consent for analytics_storage, ad_storage, ad_user_data and ad_personalization is set to ‘denied’. As long as you do not choose ‘Accept all’, nothing is measured and no Google script is loaded. With ‘Only necessary cookies’, the website only uses the necessary storage described above.

You can change your choice or withdraw your consent at any time with the button below. Withdrawing your consent does not affect processing carried out before the withdrawal.

External content and links

• Aerial photo with the valuation. With the result of the online valuation, we show an aerial photo of the plot. Your browser fetches it directly from the mapping service of the Flemish government (Digitaal Vlaanderen). As with any request on the internet, that service receives your IP address and the requested map section.
• Property photos. The photos of our listings may be loaded directly from the servers of Zabun, our property software. That service then also receives your IP address, as with any request.
• Fonts. Our fonts are loaded from our own server. No request is sent to Google or any other external service.
• Social media and WhatsApp. The buttons to Facebook, Instagram, LinkedIn, YouTube and WhatsApp are ordinary links. Nothing from these services is loaded until you click. Only once you click through do their own cookie and privacy rules apply.

Clearing locally stored data

You can clear the data and cookies this website stores on your device at any time through your browser settings, usually under ‘Privacy’ or ‘Cookies and site data’. You can also empty the ticked items of the selling checklist on the checklist itself. After clearing, the cookie notice will appear again on your next visit.
